Bathroom Remodel Cost Guide for DFW Homeowners

By Dillon Hubbard, OnPoint Pros · April 7, 2026 · Updated October 11, 2026

Bathroom remodels in DFW have a wider price range than almost any other home project, and most of the variation comes from things homeowners don't realize matter. Here's what actually drives the cost.

Full bathroom remodels start at $20,000; most full-tile primary bathrooms are $25,000–$45,000 depending on scope and finishes. Start with a planning call. If it is a fit, the paid Primary Bath Blueprint is usually $1,000, fully credited toward your remodel if you move forward. We confirm the fee and inclusions before you book. The signed 2026 examples below are historical, scope-specific prices, not current offers.

The Five Big Cost Drivers

1. Scope. A guest bath cosmetic refresh (vanity swap, paint, new tile floor) and a master bath gut renovation are fundamentally different projects. Decide which one you're actually planning.

2. Shower vs. tub vs. both. A walk-in shower with custom tile, a frameless glass enclosure, a linear drain, and a shower pan rebuild costs significantly more than a tub-and-tile combo. A freestanding tub is its own line item.

3. Plumbing reroutes. Moving the toilet, shower, or vanity location requires moving drain lines and supply lines, sometimes through a slab. This is one of the biggest swings in a bathroom quote.

4. Tile selection and pattern. Large-format porcelain costs more per square foot but installs faster. Mosaics and zellige cost less per piece but multiply the labor.

5. Vanity and fixtures. A semi-custom plywood-box vanity with quartz tops and brand-name fixtures will cost noticeably more than big-box options, with different construction and material options. Compare the specific products and their care requirements.

What a Real Bathroom Quote Should Show

Demo, plumbing rough-in, electrical, tile labor and materials, vanity and top, fixtures, toilet, shower glass, paint, exhaust fan, and permits. Each as a separate line. If your quote is one number with "allowances," ask for it broken down.

Common DFW Bathroom Overspends

Custom shower glass when frameless wasn't necessary. A frameless enclosure is gorgeous, but for a guest bath that gets used twice a week, semi-frameless saves real money.

Marble bathroom floors. Marble is porous and stains from shampoo, hair products, and toothpaste. Quartz or large-format porcelain looks great and survives.

Heated floors in a bath used twice a year. Worth it for a master. Often not for a guest bath.

Where to Splurge

Waterproofing. Ask which waterproofing system is specified, how it integrates with the pan and drain, and how the installation will be checked before tile.

The faucet and shower fixture. Compare service parts, finish care and the actual manufacturer warranty, alongside the appearance and price.

Plywood-box vanity. Particle-board cabinets in a wet room swell and fail. Plywood-box construction is worth the upcharge.

Historical 2026 Bathroom Scope Examples

These two North DFW jobs were signed in 2026 under earlier pricing and different scopes. They explain how exclusions affect a quote. They are not current starting prices: OnPoint Pros now has a $20,000 minimum for full bathroom remodels.

Project Historical signed price What shaped it
Full shower and tub remodelfrom $15,950Client handled demo and supplied the tub, valve, shower system and glass
Full shower and tub remodelfrom $15,540Full service, including fixtures and demo
Drain relocation (add-on)from $850Only when the new layout moves the drain

The two historical project prices were close despite different inclusions. Compare the scope as well as the number: who supplied materials, who handled demolition, and what finishing work was excluded. Current projects receive a new scope and quote at today's $20,000 full-bath minimum.

The Lever Nobody Explains: Who Buys the Fixtures

On the $15,950 project, the homeowner removed the old tub and surround themselves and bought their own tub, shower valve, shower system, niche and glass surround. We installed everything and handled the wallboard, waterproofing, tile and finish work.

That historical scope shows why material responsibilities matter. For a new project, compare the actual products, delivery requirements and installation scope before deciding who supplies each item. Confirm any owner-supplied materials during planning before ordering them.

The trade off is real. When you supply the materials you own the delivery dates, the breakage, and the wrong size valve that shows up on day three. If a contractor supplies everything, that risk sits with them and the price reflects it. Neither is wrong. Just decide deliberately instead of by accident.

Why DFW Bathrooms Cost More Than the Same Bathroom Elsewhere

North Texas sits on expansive clay soil that swells and shrinks through the seasons, and most homes here are built on slab rather than over a basement or crawlspace. That matters for two reasons.

Moving plumbing means cutting concrete. In a house with a crawlspace, relocating a toilet or shower drain is a few hours underneath the floor. On a DFW slab it means saw cutting concrete, trenching, rerouting, then repouring. That is why layout changes are the largest swing in any bathroom quote here, and why drain relocation is a separate scope item. The $850 starting figure shown above belonged to those historical estimates, not a current fixed add-on price.

Slab movement cracks rigid finishes. Tile and grout do not flex. When the slab moves seasonally, poorly installed tile telegraphs it as cracked grout lines and loose field tile. Waterproofing and movement accommodation should be specified for the actual installation; they do not eliminate the need to address underlying movement.

What a Line Item Quote Looks Like

A real quote names what is included and, just as importantly, what is not. Here is the shape of a shower scope from an actual signed estimate:

Prepare area with plastic and paper to contain dust for demo. Install new shower valve. Install wallboard. Install shower system including niche. Install glass surround and door. Tape, bed and apply knockdown texture only, no paint.

Notice the exclusions sitting right in the scope. Texture only, no paint. Glass provided by client. That is what a quote should read like. If yours is a single number with the word "allowances" attached, you are being handed the risk without being told.

Ask for these as separate lines: demo and containment, plumbing rough in, electrical, waterproofing, tile labor, tile material, vanity and top, fixtures, toilet, shower glass, paint, exhaust fan, and permits. Thirteen lines. If a contractor will not break it out, the number is usually a guess.

The Add-Ons That Move the Number After You Sign

Change orders are where bathroom budgets quietly break. The honest ones are priced per unit up front, so you can see what a decision costs before you make it. The historical estimates above included tile at $2 per square foot when supplied by us, $110 per additional paint color, and drain relocation from $850. Those figures document past scopes; current selections and changes need a new written price.

There is one category worth refusing to guess at: what is behind the wall. On water damage work we test moisture before any demo, and subfloor drying or repair is written as a change order rather than buried in the base price. A contractor who quotes hidden damage sight unseen has either padded the number to protect themselves or is about to surprise you.

Match the Scope to the Budget

Frequently Asked Questions

Can I save money by doing demo myself?

We don't recommend it. Demo dust spreads through the whole house if it's not contained, and homeowner demo often damages plumbing or electrical that we then have to fix at extra cost. Let the crew handle it.

How long does a DFW bathroom remodel take?

We confirm a schedule for your approved scope during the Primary Bath Blueprint and document it in the project agreement. Layout changes, material readiness, inspections and any agreed changes can affect timing.

Do I need a permit?

Requirements depend on the city and the actual plumbing, electrical and structural work. We confirm permit requirements and responsibilities during planning for your agreed scope.

Can you do tub-to-walk-in shower conversions?

A tub-to-shower conversion can be part of a full bathroom remodel, which starts at $20,000. If you only want the shower changed, describe that scope on the planning call so we can confirm fit before arranging paid planning.

Is it cheaper to remodel a bathroom or just replace the tub?

Replacing a tub alone is far cheaper, and for a bathroom that is otherwise sound it is often the right call. The moment you are retiling the surround anyway, the gap between a tub swap and a proper shower rebuild narrows enough that most homeowners go the rest of the way.

Can I supply my own tub, tile and fixtures?

The homeowner supplied fixtures on one historical 2026 project above. For a new project, agree on who supplies, measures, orders and checks each item before buying it; compatibility, delivery timing and warranty responsibilities affect the scope.

Why is moving the toilet or shower so expensive in Texas?

Most DFW homes sit on a concrete slab, so relocating a drain means saw cutting the slab, trenching, rerouting and repouring. The same change in a house with a crawlspace is a fraction of the work. The historical estimates above listed drain relocation from $850. Current work is quoted for its specific access and scope.

What makes a bathroom remodel fail early?

Waterproofing, drainage, substrate preparation and movement details all matter. Tile and grout alone do not form a complete waterproof shower system. Ask for the specified installation system and how it will be checked before tile.
