Why DFW Foundations Matter for Your Flooring Project

DFW homeowners replace flooring more often than homeowners in most other parts of the country, and most of the reason comes down to one thing: the foundation.
Why DFW Slabs Move
Most DFW homes are built on post-tension slabs over expansive clay soil. The clay swells when wet and shrinks when dry. The slab, and the floor on top of it, moves with it.
This isn't a defect; it's a feature of the geology. It's why DFW homes need foundation watering during dry months, why hairline drywall cracks appear, and why flooring needs to be installed differently than in other climates.
What This Means for Tile
Tile installed directly to a moving slab will crack. The fix: a decoupling membrane (Schluter Ditra or equivalent) between the slab and the tile. It's not optional in DFW.
What This Means for LVP and Hardwood
Click-lock LVP and engineered hardwood are more forgiving because they float. They're not glued down. Subfloor flatness still matters, though. Self-leveling pours where needed.
Foundation Care Tips
Water your foundation during dry months. Yes, really. A simple soaker hose around the perimeter prevents the soil from shrinking away and reduces movement.
Frequently Asked Questions
How can I tell if my slab has moved a lot?
Cracked tile, doors that won't close, drywall cracks at corners, and large gaps at baseboards are all signs.
Should I get the foundation fixed before remodeling?
If the movement is severe, yes. We can recommend a foundation inspector.
Will decoupling membrane really stop tile cracks?
It dramatically reduces them. It's the standard practice in DFW for a reason.
