Working With Your DFW HOA on a Remodel

Many DFW neighborhoods: especially in Frisco, Plano, Allen, and newer parts of McKinney, have active HOAs that review exterior changes. Here's how to navigate it.
What HOAs Care About
HOAs care about exterior changes that affect the look of the neighborhood. That includes paint colors, roofing materials, fence materials, exterior siding, exterior lighting, landscaping changes, and additions.
They generally don't care about interior remodels: kitchens, bathrooms, flooring, because they don't see them.
The Submittal Process
Most HOAs require a written submittal with drawings, material samples, and color swatches. Approval typically takes 2–4 weeks. Some HOAs only meet monthly.
Build this into your timeline. Don't sign a contractor agreement that has demo starting before your HOA approval is in hand.
Working With Your Contractor
A good DFW contractor has done HOA submittals before and can help prepare them. Some contractors will even attend HOA meetings on your behalf. Ask about this when you're vetting contractors.
Frequently Asked Questions
Will my HOA reject a remodel?
Rarely, if you're working in materials and colors consistent with the neighborhood. They reject things that are radically different (bright colors, unusual materials).
What if I do work without approval?
The HOA can fine you and force restoration. Don't skip the submittal.
Can OnPoint Pros help with HOA paperwork?
Yes, we've prepared and submitted dozens of HOA packages across DFW.
