When You Need a Permit for a Remodel in DFW
By Dillon Hubbard, OnPoint Pros · April 7, 2026 · Updated July 9, 2026
Permits are one of the most confusing parts of a DFW remodel for homeowners, and one of the most consistently lied about by sketchy contractors. Here's the honest answer.
What Generally Needs a Permit
Rules vary slightly by city, but the general pattern across DFW is:
Yes, permit needed: Anything that moves plumbing or gas lines, alters framing or load-bearing walls, adds or moves electrical circuits, builds an addition, or changes the exterior envelope of the home.
Usually no permit: Cosmetic work like paint, flooring replacement (same type), cabinet swaps in the same footprint, fixture swaps, and tile replacement.
Gray area: Window replacement (depends on whether the opening size changes), water heater swaps (often yes), and shower-pan rebuilds (usually yes).
Why Letting Your Contractor Pull Permits Matters
When the contractor pulls the permit, the city is inspecting their work. When you pull the permit yourself, the city treats you as the contractor, and you're on the hook if something fails inspection.
Sketchy contractors will sometimes try to push permitting onto you for exactly this reason. Don't accept it. A real contractor pulls the permit themselves, every time.
DFW City Permit Office Differences
Permit turnaround varies by city. Frisco, Plano, and McKinney are generally faster. Dallas and McKinney can take longer for larger projects. We bake these timelines into our written schedule so you're not surprised.
Frequently Asked Questions
What happens if I remodel without a permit?
The city can red-tag the work, force teardown, fine you, and create issues at resale when buyers do an inspection. It's never worth skipping.
Does pulling a permit increase my property tax?
Major projects can affect your assessed value at the next reassessment. A bathroom or kitchen refresh usually doesn't move it meaningfully.
Who pulls the permits at OnPoint Pros?
We do. Always. As part of the project.
