Flooring Installation Cost Guide for DFW
By Dillon Hubbard, OnPoint Pros · April 7, 2026 · Updated July 9, 2026
Flooring quotes in DFW can vary by 2x on the exact same square footage, and most of the difference comes from one thing: subfloor prep. Here's what actually drives the cost.
Subfloor Prep Is the Hidden Variable
DFW homes built on slab over expansive clay soil rarely have a perfectly flat subfloor. Most cheap flooring quotes ignore this and install over the dips. The result: creaks, popped click-lock seams, and tile cracks within a year.
A real flooring quote includes subfloor scanning, leveling pours where needed, and decoupling membrane on tile floors. That adds a day or two to the timeline. It saves the floor.
Cost Drivers by Material
Luxury Vinyl Plank (LVP). The lowest cost-per-square-foot option, especially in click-lock format. Glue-down LVP costs slightly more in labor but is more stable for large rooms.
Engineered hardwood. More than LVP. Wide-plank white oak is popular in DFW; cost varies by board width and finish quality.
Large-format porcelain tile. Higher labor cost than LVP, but fewer grout lines and a modern look. Decoupling membrane is a non-negotiable add for DFW slab homes.
Carpet. Cheapest per square foot. Cost varies based on pad quality and pile.
Stairs Are Their Own Project
Hardwood stair treads, risers, and nosing are slow, custom-cut work. Plan on stairs being a separate line item, not folded into the per-square-foot whole-house number.
Where to Splurge
Subfloor leveling. Skip this and the floor fails. Don't skip.
Premium underlayment. A few cents per square foot for quality underlayment is the difference between a quiet floor and a creaky one.
Frequently Asked Questions
LVP or engineered hardwood, which should I pick?
For families with kids and pets, LVP wins on durability and water resistance. For resale value and "feel," engineered hardwood wins. We walk through both at the estimate.
How long does a whole-house flooring install take?
A typical 2,500 sq ft DFW home runs 4 to 6 days for LVP, 6 to 9 days for engineered hardwood, and longer for tile.
Do you move furniture?
Yes, included for most projects. We move it, install, and put it back.
